Custodian Zone Manager

 

The Kansas City, Kansas Public Schools (KCKPS) is a nationally recognized urban school district that serves approximately 22,000 students and 60+ different languages are spoken in the homes of our students. With Head Start/preschools, 28 elementary schools, 7 middle schools, and 5 college and career academies/high schools, we are the fifth largest district in the state of Kansas and our student population is approximately 56% Hispanic, 24% African American, 9% White, and 6% Asian. To serve our students, the district employs approximately 4,000 employees including more than 1,800 teachers.  

 

JOB GOAL:

The Zone Manager, under the direction of the Director and/or Assistant Director of Physical Properties, and Building and Grounds Coordinator, will help coordinate, plan, schedule, and expedite the work of the District Custodial Services.  This position is responsible for the proactive participation in providing training, direction, support and guidance to custodian staff to ensure District expectations are met to provide safe, clean and comfortable learning and work environments for the students and staff of the District.

 

ESSENTIAL FUNCTIONS:

  • Coordinate and supervise the activities of all custodians in the assigned zone.
  • Provide direction, motivation and discipline to supervised staff in a fair and caring manner, with the specific goal of assisting supervised staff provide exceptional service and support.
  • Assist with custodian ordering process to maintain supplies and inventory at appropriate levels; and assists with monitoring custodial supply budget.
  • Assist Facilities Management establish and administer schedules and procedures for the regular and ongoing care of all District facilities.
  • Assist all custodian staff comply with department directives and District policies.
  • Coordinate appropriate custodian support for all regularly scheduled and extra-curricular activities within the assigned cluster.
  • Perform all necessary custodian duties to assist as needed, when needed.
  • Provide appropriate training on all custodian processes, practices and standard procedures, along with training on all equipment, for newly hired employees and existing employees as needed.
  • Provide quality control inspections to ensure custodian tasks are completed per District guidelines and expectations, and; provide appropriate training as needed based on those inspections.
  • Conduct scheduled evaluations, and provide on-going feedback and documentation.
  • Support District Custodian staff by making management aware of needs and/or concerns, in order to improve the morale, efficiency and over-all effectiveness of custodial services.
  • Provides direction, coaching and oversight on jobs and special projects as needed.
  • Document work activities, handwritten or electronic, and assists supervised staff with documentation procedures.
  • Regularly update and track equipment to maintain equipment audits.
  • Keeps Coordinator of Building and grounds and Director of Physical Properties advised of current maintenance needs and work schedules.
  • Coordinates his/her work with other zone managers to insure a smooth operation.
  • Other duties as assigned

 

QUALIFICATIONS:

  • Thorough and complete knowledge of custodian practices, and standard procedures, including but not limited to cleaning chemicals, equipment and processes.
  • Good oral and written communication skills.
  • Thorough knowledge of District protocols and policies, and the ability to help custodian staff learn, understand and adhere to those protocols and policies.
  • Ability to organize and complete job tasks as assigned.
  • Numerical ability required to make proper calculations.
  • Ability to read and understand equipment manuals and specifications and accurately update maintenance records of all equipment.
  • Ability to work independently or cooperatively with others as necessary.
  • Able to perform well under stress and meet deadlines.
  • Must be able to demonstrate a good working knowledge of shop and custodian safety standards and practices.
  • Knowledge of office equipment, computer skills in Word, Excel, work order programs, specifications, manuals, reports and training aides, power and hand tools of the garage mechanic trade.

 

EDUCATION, TRAINING AND EXPERIENCE:

  • REQUIRED – HIGH SCHOOL graduation, with additional training or coursework in facilities management, and/or custodial services preferred.
  • Minimum of five (5) years’ custodial support experience, with 3 years in a supervisory role, preferred in an education environment
  • Must be able to demonstrate leadership role and expertise.
  • Strong organizational ability.
  • Knowledge of public schools or university operations preferred

 

COMMUNICATION / ORGANIZATION:

  • Maintains positive communication with maintenance shop personnel, trade foreman, shop administration, and school personnel to enhance cooperative action in order to meet the educational needs of students.
  • Ability to establish and maintain effective working relationships with district administration, staff and community;
  • Ability to communicate effectively both orally and in writing, including the ability to listen and effectively respond to, and give, instruction.
  • Utilizes existing technology effectively in the performance of duties

 

REASONING ABILITY & LANGUAGE SKILLS: 

  • Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists.
  • Understand written procedures, write routine documents, and speak clearly; and analyze situations to define issues and draw conclusions.
  • Ability to identify complex problems, review related information to develop, evaluate and recommend options and implement solutions.
  • Perform basic math, including calculations using fractions, percentages and/or ratios

 

PHYSICAL DEMANDS AND WORKING CONDITIONS:

 

Work is light to heavy.  Routinely handles loads weighing up to 50 pounds and occasionally handles loads weighing up to 100 pounds or more using proper and safe methods and equipment.  Walks and stands most of the day.  Climbing, balancing, stooping. kneeling, and crouching is routinely required to make inspect equipment.  Requires near-visual acuity for reading blueprints and specifications. Subject to loud noise from machinery and equipment. Able to work inside or outside in inclement weather, and may be required to report during snow removal process.

MUST BE ABLE TO WORK HIGHLY FLEXIBLE HOURS - hours will vary based on staff need.

 

Provide outstanding service to the District students and staff by occasionally working long and/or non-typical hours; and, respond to emergency requests for service and repairs before, during, and after normal work hours.

 

DRIVER’S LICENSE:  Employee shall have a valid driver’s license at the time of his/her employment with the Kansas City Kansas USD #500 School District.  IF, at any time during his/her employment, the employee should lose their driver’s license and/or their driver’s license be suspended for any reason, the employee shall immediately notify the Director of Physical Properties.

 

PRE-EMPLOYMENT/YEARLY REQUIREMENTS:

 

Employee shall meet all the pre-employment and yearly requirements as specified in the Policies of the Board of Education.

 

TERMS OF EMPLOYMENT:      261 days

 

SALARY:                                 Based on the USD #500 Salary Schedule.

 

FLSA STATUS:                      EXEMPT

 

REPORTS TO:                       Director of Physical Properties or assigns

 

PERFORMANCE EVALUATION: 

Performance of this position will be evaluated in accordance with the provisions of the Board’s policy on Evaluation of Classified Human Resources employees.
